Island greenery An office park in Mauritius’ first smart city has received the country’s first Green Star rating. Mon Trésor Business Gateway’s 4-star Green Star Office v1.1 rating was awarded by the Green Building Council of South Africa in collaboration with the Green Building Council of Mauritius, Esi Africa reports. Located less than 500m from the island nation’s international airport, the office park – comprising three blocks that share a basement and podium level – was developed by Omnicane and Eris. Its green features include an HVAC system that uses very little water and is aided by fixed external shading and internal blinds. Wastewater is treated and recycled for irrigation; submeters installed on each floor record and display energy usage in real time; and more than 90% of structural steel contains a recyclable component. In addition, parking spaces are provided for fuel-efficient and two-wheeled vehicles. According to Ashley Boodhoo, MD of environmental consultant Enerxis, ‘this recognition of the formal Green Star rating will, in turn, encourage new markets for environmentally sustainable products and materials’. 16 October 2018 Image: Omnicane
